If your payment is due on the 1rst of each month and the lender provides a 10-day grace period you will be subject to late fees as of the 11th of the month. At what point are late mortgage payments reported on your credit profile?
Satisfactory payment history also will reflect 30-day cycles and will indicate paid as agreed each month.
If you have made a late payment but not over 30 day late it will not show as late on your credit report.
Your report will reflect how many 30-day cycles you are behind and how many times you have been late.
(1 month = 30-days, 2 months = 60 days, 3 months = 90 days)
This information is used by lenders to show developing patterns and can severely affect your ability to get credit if repeated late payments are present.
When applying for a mortgage lenders will look at your past 12 month mortgage payment history. If you have been late even 1 time they will take that into consideration.
Late mortgage payments is the last thing you want to avoid. When it comes to refinancing one of the worst thing you can do is show a lender you have been late with your current lender. Make sure you are never more than 30-day late on your mortgage payment.
